Project Overview

Kilmore Group delivered full remediation works to the heritage listed building at 38-40 Henry Street in Fremantle. Following structural investigations, the essential works include structural strengthening, façade stabilisation and extensive remedial repairs to the building.

The former Fowlers Warehouse, built in 1899 is a heritage-listed building in the heart of Fremantle. Now housing Notre Dame University’s School of Medicine, the building required essential remedial works to ensure it is structurally sound and continues to be a functional space.

Featuring classical pillars, architraves and friezes, the building was among the earliest in Fremantle to incorporate exposed steel girders, joists and riveted columns – a pioneering structural system at the time that maximised natural light and strength.

Works include:

Base Scope of Works

Focused on internal façade stabilisation and structural strengthening. These works included stabilisation of existing timber floor joists using steel brackets and Python anchors, along with the installation of PFC steel members and cross-bracing to provide additional internal support. The primary objective of these works was to future-proof the building and arrest further forward movement of the façade. This movement was visibly evident from street level, where a noticeable bow in the façade could be observed. The stabilisation measures were critical in addressing concerns raised by the project engineer and the City of Fremantle regarding the long-term integrity of the structure.

Additional Scope

Comprised external façade remediation and masonry repair works. This included extensive crack stitching using Helifix sock anchors, specially sourced from the United Kingdom to meet heritage and engineering requirements. New structural lintels were also installed above each of the front-facing external windows to improve load distribution and enhance long-term stability.

The majority of these works were self-delivered by Kilmore Group’s experienced in-house tradespeople. Overall, the works significantly improved the structural performance of the building while maintaining its heritage character and ensuring its longevity.
