ECI Contracts

Kilmore Group understands that the majority of remediation projects are unplanned and are often an unbudgeted surprise. We offer modern ECI engagement strategies that are designed to add value by creating transparency in the relationship between Kilmore Group acting as the Head Contractor and the Principal whilst reducing the overall cost margins of the project and increasing the efficiency of the delivery.

An ECI Strategy will allow Kilmore Group to:

  • perform intrusive investigation works that de-risk the potential for latent conditions by fully defining the scope of works
  • act as an agent for the principal to secure long lead time items such as façade materials in advance of the design being finalised
  • prepare detailed access, staging methodologies and stakeholder management plans in cohesion with the principal and the building stakeholders
  • influence the design in terms of safety in construction, buildability and materials performance and quality.

Pre-Design Activities

Working with the Design Team, Kilmore Group will endeavour to minimise latent conditions by identifying key areas of interest that are to be intrusively investigated.

Kilmore Group will then prepare a detailed report that is shared with the design team. This allows Kilmore Group to offer more certainty in the high-level cost estimate that is not inflated to cover the risk of latent conditions.

Construction Documentation

This is the stage where an ECI offers the most benefit to the project. Having a specialised contractor integrated into the design process will create a much more efficient design and management plan.

3 Types of ECI Contracts on Offer

ECI Construction Management (CM)

Kilmore Group is engaged to manage Specialist Trade Contractors who are contracted directly by the Principal. Risk of omissions and acts by the STC lie with the Principal.   

ECI Managing Contractor (MC) 

Kilmore Group as the Head Contractor, engages Specialist Trade Contractors on an open-book basis Risk of omissions and acts by the STC lie with Kilmore Group as the Head Contractor.   

ECI Guaranteed Maximum Price (GMP) 

Kilmore Group as the Head Contractor, engages Specialist Trade Contractors but offers a Guaranteed Maximum Price. Contracts with STC’s are closed-book.
